Hotels next door are moving upmarket.
On 5 November 2026 (US time), Wynn Resorts confirmed again that Wynn Al Marjan Island is expected to open in September 2027. No calendar day was announced. CEO Craig Billings said finishing works are under way across the property, including the interior fit-out of all guest rooms, and that the company remains on schedule. The resort will have 1,530 keys on Al Marjan Island in Ras Al Khaimah. Around it, RAK hotels are renovating, the emirate welcomed a record 670,000+ visitors in the first half of 2026, and CBRE reports Al Marjan Island apartment values up 23.1% and RAK apartment rents up 14.3% year on year. Below, we explain what is happening on site and what it means for owners who rent their apartments as a long-term rental in RAK or as a holiday home. Opening dates, visitor numbers and hotel upgrades do not by themselves guarantee higher rents or occupancy for any one apartment.
What did Wynn say on its Q3 2026 call (5 November)?
Wynn released its third-quarter results after the US market close on Thursday 5 November 2026, then held its earnings call at 1:30pm Pacific (about 1:30am on Friday 6 November, Dubai time).
Opening date (confirmed): "Wynn Al Marjan Island is currently expected to open in September 2027," the company wrote in its results release. Billings said the team has made "substantial progress with ongoing finishing works occurring throughout the property, including the interior fit-out of all guest rooms, as we move closer to a planned September 2027 opening" (Wynn Resorts Q3 2026 results). On the call he repeated that Wynn remains on schedule for a September 2027 opening. No official calendar day (for example the 1st or the 27th) was stated in the release or in Wynn's prepared call remarks.
Construction and handover milestones (from the call):
- Finishing work is under way throughout the property, including fit-out of all guest rooms.
- Wynn will hand the building to its operations team in zones, starting just after the new year (early 2027). Those zones will be fitted out and ready for the ops team to install furniture, fixtures and equipment (FF&E).
- Handover continues through July 2027. Operations is expected to have full control in late July, leaving time for training before opening.
- Pre-opening hiring and operations planning are "advancing well". Most staff onboarding is planned for the three months before opening.
- Rooms are expected to go on sale "quite soon". Stay tuned for that announcement.
Investment figures (from the release and call):
- In Q3 2026 Wynn contributed USD 62.2 million of cash to the 40%-owned joint venture building the resort, bringing life-to-date cash contributions to USD 1.12 billion.
- About USD 1.76 billion has been drawn on the Al Marjan construction loan to date (call).
- Remaining equity Wynn expects to put in, including the separate Janu Al Marjan project, is now estimated at about USD 465–590 million (call). Costs are "substantially locked in".
Billings on the call: he called Wynn Al Marjan Island "the most exciting integrated resort opening globally in over a decade".

What is Wynn Al Marjan Island?
It is the first integrated resort in the UAE. An integrated resort puts a hotel, restaurants, entertainment, shopping, a beach, events space and a licensed gaming area in one destination, so guests can spend their whole stay on site. Think of Marina Bay Sands in Singapore, or the big resorts on the Las Vegas Strip.
The gaming licence is the permit that allows a casino floor. In the UAE it is issued by the General Commercial Gaming Regulatory Authority (GCGRA), a federal body that licenses and supervises all commercial gaming. In October 2024 the GCGRA granted the developer of Wynn Al Marjan Island the UAE's first commercial gaming facility operator licence (Wynn Resorts). The GCGRA's public register lists the licensee as Island 3 AMI FZ-LLC, trading as Wynn Al Marjan (GCGRA). That company is a joint venture between affiliates of Wynn Resorts, Marjan and RAK Hospitality Holding. Wynn holds 40% of the joint venture (Wynn Resorts Q3 2026 results).
The resort at a glance (Wynn Resorts, 2 Feb 2026):
- 1,530 keys. "Keys" is the hotel word for rentable units. The total is 1,217 resort rooms, 297 Enclave suites, 2 Royal Apartments, 4 Garden Townhomes and 10 Marina Estates (1,217 + 297 + 2 + 4 + 10 = 1,530). Older materials sometimes used about 1,540; Wynn's February 2026 construction update and later trade reporting use 1,530, so that is the figure we use here.
- Enclave is a private "hotel within the hotel" on the upper floors of the tower, with its own guarded entrance and dedicated lifts.
- 22 restaurants, lounges and bars, a beach club, a spa, a skylit shopping street, the Coral Court events venue, a theatre, 12 pools and a marina.
- More than 60 hectares of site.
What is happening on site right now?
Here's the latest on the main parts of the resort:
- Finishing and fit-out. As of the Q3 call, finishing work is under way throughout the property, including the interior fit-out of all guest rooms (Wynn Resorts Q3 2026 results). Fit-out is the inside work that turns a concrete shell into rooms: mechanical and electrical systems, walls, flooring, joinery and finishes. Gulf Construction reported on 1 November 2026 that façade installation and interior fit-outs are under way on the tower, with core structural work "entering its final stages" (Gulf Construction).
- All 1,530 guest units are structurally complete. Wynn confirmed this in February 2026. At that point 83% of the tower's façade panels were installed (Wynn Resorts).
- The beach. Wynn's February 2026 update describes a 420-metre white-sand beach as part of the resort plan. Gulf Construction later reported that the beachfront, a sheltered swimming lagoon and offshore engineered reefs had been completed over the summer (Wynn Resorts; Gulf Construction).
- The marina. On 5 October 2026 Wynn presented Wynn Marina: 98 berths for yachts up to 85 metres, run with IGY Marinas. Wynn says no other hotel-attached marina in the UAE can take more or larger yachts (Wynn Resorts).
- The top suites. Designs have been shown for the Paris and Mayfair Apartments at the top of the tower and for Enclave Townhomes. These are hotel accommodation, not homes for sale (Gulf Construction).
- What guests will do. RAKTDA reports that Wynn has announced a partnership with the immersive theatre company Punchdrunk, a steakhouse by Alain Ducasse and the first international Delilah supper club (RAKTDA).
How will guests reach Wynn Al Marjan Island?
By road. The 548-metre Wynn Bridge (also called the Marjan Bay Bridge) will link the resort directly to the E311 and E611 highways. That makes the drive easier from Dubai and the other Northern Emirates (Gulf Construction). Wynn reported in February that all piling was done and nine of the ten pile caps were in place (Wynn Resorts).
By air. A new VVIP terminal for private aviation is being built at Ras Al Khaimah International Airport with Falcon Executive Aviation, due to open in early 2027. Skyports is planning air taxis from 2027, with Al Marjan Island as the first stop in a network linking RAK to Dubai (RAKTDA).
By sea. The RAK Transport Authority has signed an agreement with the Dubai Maritime Authority to make it simpler for yachts to travel between the two emirates (RAKTDA).
For owners, better access can widen who can visit or live on the island. That is useful context, not a forecast of your own occupancy.
Is Wynn already raising the bar for RAK hotels?
Yes, and you can see it on the ground. Alison Grinnell, CEO of Marjan Hospitality, told Hotelier Middle East that Wynn's opening and the hotels following it are "bringing a new demographic to the emirate", with visitors who "arrive with higher expectations" (Hotelier Middle East).
Established hotels are investing to match:
- Rixos Al Mairid is fully refurbishing the rooms in its main building. Marjan's official release says all 323 rooms, with a scheduled reopening in December 2026 / Q4 2026, as part of a move to a premium positioning (Marjan).
- Pullman Resort Al Marjan Island is refurbishing all 300 rooms and will reopen as an adults-only resort in Q2 2027 (Marjan).
- Waldorf Astoria Ras Al Khaimah reopened after a refurbishment with 203 larger rooms and suites (Hotelier Middle East reports the previous inventory as 346).
New hotels keep coming too. RAK has about 9,000 hotel keys today, with a further 8,500 planned between 2027 and 2030. More than 80% of them are five-star, and nearly two-thirds are on Al Marjan Island (CBRE).
What do the latest RAK numbers show?
- Visitors: RAK welcomed more than 670,000 visitors in the first half of 2026, its best first half on record. Domestic arrivals rose 47% and May was the strongest single month in the emirate's history (RAKTDA).
- Room rates: the average daily rate (ADR, the average price paid per occupied room) rose 5.2% to AED 705.6 (CBRE).
- Apartment values: In Al Marjan Island real estate, apartment values rose 23.1% year on year, and Ras Al Khaimah property sales values for apartments rose about 18% to AED 2,298 per sq ft (CBRE).
- Rents: RAK apartment rents rose 14.3% year on year, led by Mina Al Arab and Al Marjan Island (CBRE).
- Luxury deals: the Sky Palace at Waldorf Astoria Residences sold for USD 35.4 million, the highest-value home sale in RAK's history (CBRE).
- The economy: RAK's GDP reached USD 13 billion in 2025, with 4.3% growth (RAKTDA).
These are market-wide figures. They do not prove what any single apartment will earn.
New hotels, restaurants, and offices need managers, specialists, and families who want good homes near work. So for a private landlord, the best fit is usually a well-finished, furnished apartment aimed at professionals.
When does Wynn Al Marjan Island open?
September 2027. Confirmed again in Wynn's Q3 2026 results on 5 November 2026: the resort "is currently expected to open in September 2027" (Wynn Resorts Q3 2026 results). No official day of the month has been announced. RAKTDA also describes Wynn as on track for 2027 (RAKTDA).
